Projects
The Koh Puos Project is considered to be of a national value. KPIG has won a bid announced by the Royal Government for the world-class developers getting the right to implement the Project from the Royal Government.
On the KPIGs opinion the planned inputs for Koh Puos porject are estimated in amount not less of 300 millions Euros. The financial source of the project is the private capital of the «VIRONIA ENTERPRISES LIMITED» and associated Partners from European countries and countries of former Soviet Union.
The main purpose of the Project is the creation of the world class recreation center (resorts, SPA, villas and etc) located at the scenic place of South-East Asia with following management, administration and development. Besides the complex development of the Koh Puos Island as recreation zone, the Koh Puos Project includes harmonious:
Bridgework and well-equipped bridge side for reliable connection of resort area with international airport and seaport of the City of Sihanoukville,
Koh Puos Beach «Chhnee Hawai» development for accommodation of eminently qualified specialists engaged in construction and administration of the Project.
The General Architectural Concept is drawn up in compliance with the Master Plan approved by the Council for Development of Cambodia. The local architectural traditions, the existing landscape and terrain peculiarities, solar exposure and lighting requirements and transport services as well were considered in course of formulation. Complying with the principle of functional zoning described in the Master Plan constitutes a milestone in the General Concept designed. The entire island is divided into functional zones as follows:
Sand Beach Area, with the gross area making 5.38 hectares, is comprised of 24 bungalow-on-water with transparent sun-lounge floors and various structures to provide with relaxation on beach as well;
Coastal Activities Zone, with the gross area making 9.98 hectares, is comprised of the first line hotels in redeveloped area with hardscape elements, economy-class bungalow, playing grounds and small restaurants and bars;
Public Area, with the gross area making 10.66 hectares, is comprised of the second line hotels, buildings of social and recreational designation (disco, cinema and concert hall), museum of the national culture and pagoda.
High-Rise Area makes 5.84 hectares. Business center, administrative building, hotel and apartments with parking lots constitute the area.
Sightseeing Platform with the Statue of Buddha makes the area of 1.03 hectares in the highest point of the island and the stop-over point for tourist groups. The Statue of Buddha, a chapel, a souvenir shop, bars and bus stop will comprise the place.
Casino Complex makes 6.28 hectares. Constituting the gates to the island this area will comprise the central square with fountains and park, casino complex with VIP hotel, restaurants and parking lots;
Shopping Area, with the gross area making 8.82 hectares, is comprised of malls and various shops, antiquarian and ethnic as of, also parking lots, domestic products and sea food market;
Residential Area, with the gross area making 10.98 hectares, will constitute housing estate with related urban infrastructure (school, health center and municipal buildings);Recreation Facilities & Park Area makes 14.87 hectares. This area is the most distant from the active part of the island with VIP villas, golf club, SPA and park comprising it;
Sport Facilities Area, with the gross area making 6.32 hectares, is comprised of a complex of sport facilities (tennis courts, arena for football and rugby), fitness center and massage cabinets;
Area of Preserved Wild Nature with Pedestrian Trails making 2.94 hectares. This area will be redeveloped from wild vegetation with preserving of valuable spices and constructing of rest areas, alleys and promenade trails and installation of local lighting for vegetation;
Residential Area in Preserved Wild Nature making 15.3 hectares. The excess of 130 private bungalow and villas shall be constructed in the area upon redevelopment of jungles from weed trees;
Preserved Wild Nature Area making 17.89 hectares. It is envisaged to keep this territory virgin.
Place on the mainland coast for connection with Koh Puos island (adjacent to the bridge). A complex comprising gas station, shops, parking lots and bridgework service buildings shall be located here.
The gross area of buildings and structures makes 1,059,210.00 square meters, as of the surface gross area making 959,210.00 square meters. All residential, hotel and administrative and office premises are provided with underground parking lots. Ground parking lots are designed for cultural and recreational complexes. As by the Project all buildings are designed with the proper distance between them in favor of improved circulation of air and are oriented to avoid direct solar radiation and intense heat concentration. With the exempt of 2-3 zones the wild vegetation shall be wiped off the entire territory of the island and planted newly with vegetation typical for Cambodia and also different types of decorative and exotic plants and flowers. It is planned to construct 19-meters-wide main four pathways ring road to provide with transportation facilities. Two pathways road with the width of 10.5 meters shall lead to all buildings and structures.
The Bridge which progress for today is the main stage of Koh Puos Project development, will serve for timely implementations of the Koh Puos Project under the terms, approved by the Royal Government of Cambodia. And in the future it will serve for providing of a stable and comfortable link between new island district and mainland part of Sihanukville and also with the International Airport.
